Minimum Stay
Standard reservations require a minimum of two consecutive nights; peak dates such as Masters Week and summer weekends require a 4-night minimum.
Check-in & Check-out
Check-in at 4:00 PM · Check-out at 10:00 AM. Early and late arrangements subject to availability.
Cancellation
Cancellation policy is provided at the time of booking confirmation by your host.
Security Deposit
A refundable security deposit may be collected prior to arrival. Details confirmed at booking.
Cancellation Policy
We understand plans can change. Here's exactly what to expect if you need to cancel or modify your reservation.
30+ Days Before Check-In
Cancel at least 30 days before your scheduled check-in date and receive a full refund of your security deposit.
Within 2 Weeks of Your Stay
Cancellations made within 2 weeks of check-in will forfeit 50% of the security deposit; the remaining 50% will be refunded.
Security Deposit
A refundable $1,000 security deposit is collected prior to arrival and held against cancellations and any damage during your stay.
Holiday Weeks
Reservations spanning holiday weeks require at least 2 months' notice for any cancellation or date change. Cancellations with less notice during holiday weeks will follow the standard forfeiture terms above.

By booking Pines & Patio, guests acknowledge the following property disclosures. Full house rules are captured in the rental agreement below.
Gated Community Access
The property sits within the gated Reynolds Lake Oconee community. Gate credentials are provided to registered guests only upon booking confirmation.
Shared Community Amenities
Trails, community docks, and recreation areas shared with Reynolds residents are subject to HOA guidelines. Reynolds golf courses, clubs, and resort amenities are not included and are not accessible to Pines & Patio guests. Guests do have access to the boat loading dock and daytime tie-offs in front of the cottage, the walking trail, the beach entrance to the lake across the cove, and the picnic pavilion.
Strictly Smoke-Free Property
No smoking indoors or on the patio; violations incur additional cleaning fees as outlined in the rental agreement.
Outdoor Use & Liability
Outdoor amenities and all property equipment are used at guests' own risk. The host is not liable for accidents, injuries, or losses during your stay.
HOA & Quiet Hours
Reynolds community quiet hours run 10:00 PM to 8:00 AM. Guests must respect parking rules, common area conduct, and all HOA guidelines.
Force Majeure
In unforeseen circumstances such as natural disasters or government orders, the host may cancel a booking with a full refund to the guest.
Sign Your Rental Lease Agreement
All guests are required to read and sign the rental agreement before their stay begins. It covers all house rules, guest responsibilities, and property policies in full.
